Commercial Flat-Fee MLS®

Your commercial property. Your strategy. Broader market exposure.

Commercial owners often know their property, their business and their objectives better than anyone. If you want to remain directly involved in the sale or lease, Signature Edge can provide the professional listing access that puts your opportunity in front of the commercial real estate market.

A different commercial listing environment

Commercial real estate is not simply residential MLS® with a different property type.

For REALTORS® Association of Edmonton commercial listings, the commercial listing workflow now uses the purpose-built RAE Commercial platform powered by Moody’s CRE. The platform replaced Paragon for commercial listings and is designed around commercial sale and lease information, broker-sourced property data and commercial-market tools.

That matters because a commercial listing often needs to communicate far more than an asking price and square footage. The opportunity may involve a building, a business location, land, lease space, income-producing property or a development site—and the information buyers, tenants and their representatives need can be very different.

COMMERCIAL

Professional commercial-market exposure

Commercial listings entered through the applicable commercial platform can receive professional market exposure, including public visibility through commercial listing channels and REALTOR.ca where applicable.

  • Sale and lease opportunities
  • Commercial property data
  • Broker-to-broker visibility
  • Public-facing listing exposure
What makes a commercial listing different?

The details are the marketing.

Commercial buyers and tenants evaluate opportunities through the lens of use, economics, location and operational fit. A strong listing gives them enough accurate information to understand what is being offered and decide whether it deserves a closer look.

01

Sale, lease—or both

A commercial property may be offered for sale, for lease, or with different opportunities within the same asset. The listing needs to clearly communicate what is actually available.

02

Property & space details

Building area, site area, available space, loading, parking, ceiling heights, power, access and other physical characteristics can materially affect whether a property works for a buyer or tenant.

03

Use & location

Zoning, permitted or potential uses, transportation access, surrounding development and proximity to customers, employees or infrastructure can be central to the opportunity.

04

Lease economics

Commercial leasing may involve base rent, additional rent, operating costs, occupancy costs, term, options and other business terms that do not arise in a typical residential listing.

05

Investment context

For income-producing property, buyers may focus on tenancy, lease structure, income, expenses and the property's role as an investment—not simply the building itself.

06

Supporting information

Photos, plans, measurements, environmental or technical information, financial material and other documentation may all become part of how a commercial opportunity is evaluated.

Built for owners who want control

You know the property. You choose how much help you want.

Some commercial property owners are comfortable managing their own enquiries, tours, negotiations and business decisions. What they need is access to the professional commercial listing marketplace so the property can be discovered by buyers, tenants and the real estate professionals working with them.

Commercial Flat-Fee MLS® gives you that listing access for $995 + GST. You remain closely involved in the transaction and can add individual professional services when you decide you need them.
